Orange Park sits in Clay County on the west bank, and the built-in kitchens here divide cleanly into two populations that break for entirely different reasons. Knowing which one a house belongs to before the van arrives is worth more than any single test performed once it does.

Older kitchens produce geometry faults. Refrigeration columns are deeper and taller than the built-ins they replace, wall oven cutout heights have grown, and cooktop cutouts have changed shape. Force a modern appliance into an opening a few millimetres too narrow and the cabinet, not the hinge, decides where the door sits. The gasket contacts along part of its run and nowhere else, and the complaint that arrives is “it runs constantly and it is barely cold”.
Newer kitchens produce envelope faults. A high-capacity hood over a professional rangetop can ask for more replacement air than a tight house will surrender, so it clears beautifully with a window open and does nothing with the house closed up. That is a makeup air problem and no blower will fix it.
A visit here runs cheapest causes first, and the order is not arbitrary — each step either eliminates a whole branch or points at the next one.
Clean the dishwasher filter monthly, clear the condenser face behind the toe grille twice a year, and wash hood filters before they load solid.
On water: the Clay County Utility Authority supply to 32073 is published at roughly 128 ppm, about 8 grains per gallon, which is soft enough that descaling intervals printed in a manual are comfortable rather than pressing. Run a descale when the appliance prompts you and treat it as maintenance, not as a diagnostic step on an appliance that has already stopped.
Around 68 thunderstorm days a year is normal for this county, and the momentary outages that come with them are what actually kill built-in electronics. Longer events do worse: multi-day outages followed Matthew in 2016, Irma in 2017 and Helene in 2024, and control boards and inverter compressors that survived the event itself sometimes fail weeks later.
An appliance that lights up perfectly and refuses to complete a cycle after a storm week is describing a control board. If that matches your situation, say so when you book — it changes the order of the diagnostic and often shortens the visit.
