Doors and seals lead the list

A wall oven door that no longer pulls square vents the cavity continuously. Owners describe an oven that “runs cool” or takes far longer to preheat than it used to, and the same appliance often runs hot at the control panel above, because the escaping heat has to go somewhere. A refrigeration door in the same state produces a cabinet that never settles and an evaporator that ices, since humid room air is being drawn in all day.

Both are found the same way. Close the door on a strip of paper and pull it. Any point where it slides out with no resistance is a leak path, and running that test at four or five points around the door tells you whether the seal is uniform or whether one corner is doing nothing. It takes two minutes and it is worth doing before you book, because it changes what the visit starts with.

Retrofit geometry

Kitchens here have been renovated at least once. A replacement built-in going into an opening sized for the original appliance frequently sits under mechanical stress that no component replacement will relieve: a column pinched by its cabinet sides has its door alignment decided by the joinery, and a wall oven forced into a cutout a few millimetres short carries that load in its door frame.

The tell is a fault that came back after a repair. If a part has been replaced and the same symptom returned within a season, the next step is measuring the opening, not ordering the part again.

What the golf-course setting does and does not change

Living on a fairway does not change how an appliance works, but it does change what it breathes. Homes backing onto open turf take more airborne dust and pollen through open doors in spring than houses on enclosed streets, and that lands on the one place it matters — the condenser face behind a refrigeration column toe grille. A coil furred over with fine debris can account for several degrees of drift on its own, and clearing it is maintenance rather than repair.

Power is the other half
